What ALF buyers typically need help with

  • Financing. SBA 7(a) is the most common first-time-buyer path (up to $5M loan amount, 10% down for conforming deals). Conventional, bridge, and seller financing all show up in different scenarios. We make introductions to lenders we've worked with before.
  • Administrator licensure. If you don't have the state administrator credential, you need a licensed administrator in the deal. We help structure that — whether that's hiring, partnering, or earning the credential yourself post-close.
  • Due diligence. We quarterback operational, financial, regulatory, environmental, and real estate DD — and we know what red flags to watch for.
  • Deal structure. Real estate + ops, ops only, sale-leaseback, portfolio — each has tax, operating, and risk implications we work through with you.
  • State change-of-ownership. We prep the state application alongside closing-document negotiation so licensure doesn't become the critical path.
  • First 90 days. We stay involved past closing — staff retention, resident family communication, operations stabilization.

What makes a good ALF investment

  • Stable occupancy — 85%+ for 18+ months is the baseline buyers underwrite to.
  • Clean regulatory history — recent state inspection reports with no major deficiencies.
  • Realistic staffing patterns — adequate RN/LPN/CNA coverage without heroic owner-operator hours baked in.
  • Resident mix that matches the market — private-pay vs. Medicaid Waiver mix appropriate for the county.
  • Real estate that supports the operations — purpose-built or appropriately converted; not a problem building the state will punish you for later.
  • Reasonable valuation — priced to a sensible EBITDA multiple with real estate carrying its own value. We walk you through what's reasonable in each state.

First-time ALF buyers — the honest version

ALFs are rewarding businesses, but they are not passive investments. Even with a strong administrator in place, the owner's involvement in staff culture, resident family relationships, state compliance, and financial oversight is meaningful. Most successful first-time buyers either:

  • Earn the state administrator credential themselves and plan to run the operation hands-on, or
  • Have deep operations-management experience (healthcare adjacent, hospitality, or multi-site retail) and partner with a licensed administrator in the deal
